Lou,

The cashier's check request is why I'm writing.
A cashier's check guarantees only that the person
depositing it will receive the funds within one
day from the bank: it does not guarantee that the
check is genuine.   This is the basis of the
fraud where someone sends a cashier's check for
more than the required amount and asks for a
'refund' of the balance.
A cashier's check is no more genuine than a
personal check.  I would still require that the
bank verifies the cashier's check before using
the money from it, and certainly before sending
anything to the buyer.
In fact, I would suspect a cashier's check
more than a personal check because the sender
knows the cashier's won't bounce until after
the scam.
